Every owner has a right to know how their contributions are spent. One thing every owner should be aware of: the Condominium Corporation has commenced a lawsuit against a fellow unit owner, Ethan Figliola of Unit 410-530, and is funding that litigation, legal fees and court costs, out of the contributions all owners pay.
The Corporation's own first application, the request for a court injunction, was dismissed. The litigation nonetheless continues, with legal costs mounting, paid for by owners. Owners are entitled to ask the Board to account for the purpose of this action and the money being spent on it.
This year, for the first time, the Board has also chosen to hold the AGM entirely online through a paid third-party meeting service (Condolyzers). Based on that company's published rates for a corporation of our size (204 units), the meeting hosting alone runs approximately $799, before any optional add-ons such as professional minute-taking ($149) or a chairperson ($169). A fair thing to ask about, alongside every other line of the budget in your AGM package.
I'm Ethan Figliola, owner of Unit 410-530. Like you, this is my home, it's where my wife and I are raising our young daughter. I never wanted any of this, and I'd far rather see this conflict behind us than watch our shared contributions spent fighting an owner.
That's why I'm standing for election to the Board: to help us move past the lawsuits and toward a community built on transparency, honest communication, and respect for owners, not on silencing them. Whoever you choose to support, what matters most is that you show up to the AGM or send a proxy.

The AGM is where owners hold the Board accountable, ask questions, and vote on the direction of the Corporation. If you can't attend, you can still make your voice count with a proxy.

A proxy lets another owner vote for you. The form is the last page of your AGM package. Return it at least 3 business days before.
Ask about the budget, the reserve fund, and how the Corporation's money is being spent.
Return your proxy directly to Blueprint: scan and email [email protected], submit a Service Request on Condo Control, or mail it with time to arrive 3+ business days before. A blank proxy, or one assigned to the manager, only counts toward quorum, so name an owner you trust if you want your vote to carry.
